Koon Holdings acquires 51% stake in GA Property Management

SINGAPORE : Koon Holdings on Friday announced it has acquired a 51 per cent stake in Singapore-based real estate agency GA Property Management (GAPM) for S$3 million.GAPM is an investment holding firm that owns real estate agency Global Property Strategic Alliance, which is involved in a range of real estate services including corporate leasing services, investment sales and en-bloc sales.

Managing director and CEO of Koon, Tan Thiam Hee, said GAPM’s business activities are a valuable addition to its enhanced business model, and would further support its overall growth plan.

The founders of GAPM, Jeffrey Hong and Dennis Yong, who are veterans in Singapore’s real estate, said they are confident of the long-term growth prospects and the business opportunities from this latest acquisition.

Under the Estate Agents (Estate Agency Work) Regulations, all estate agents and salespersons are required to comply with the Code of Ethics and Professional Client Care in carrying out their estate agency work viz. duties in respect of advertisements. Non-compliance of the Guidelines may result in disciplinary action.2. The Estate Agency Agreements are standard forms prescribed in the Estate Agents (Estate Agency Work) Regulations. They are applicable to the sale, purchase and lease of residential properties.Practice Guidelines on Ethical Advertising3. As part of CEA’s continuous efforts to raise professionalism of estate agents and salespersons, the Practice Guidelines on Ethical Advertising sets out best practices on the use of advertisements for the real estate agency industry. The guidelines (click here to download guidelines-1) were developed in consultation with estate agents, industry associations, government bodies (eg. HDB and URA), and the Consumers Association of Singapore. They are applicable to all modes of advertisements, including classified advertisements, pamphlets or flyers, online advertising, short messaging services (SMS) and the social media.Practice Guidelines on the Use of Prescribed Agency Agreement for Residential Transactions4. SINGAPORE : A 40-unit walk-up apartment at 402-414 River Valley Road has been successfully sold en bloc for S$70.5 million to Alliance Land.

This translates to a land rate of about S$1,139 per square foot per plot ratio, with a gross plot ratio of 2.8 for the 22,000-square foot site.

If the 10 per cent gross floor area for balconies is included, it will work out to S$1,035 per square foot per plot ratio, at a gross plot ratio (GPR) of 3.08.

According to marketing agent, Credo Real Estate, a new development built on the site can potentially yield an estimated 130 apartment units, averaging 500 square feet each, depending on layout and configuration.

Credo said the project is suitable for a boutique development with small apartment units, which will be popular with both local and foreign professionals and investors.

Owners of the district 10 property stand to receive gross sale proceeds ranging between S$1.75 million and $1.77 million each.

The sale is subject to the approval of the Strata Titles Board.

The site has a total gross floor area of about 68,000 square feet, including the 10 per cent gross floor area for balconies.

The existing development is understood to have been built in the early 1960s, making it part of the first generation of flat developments built in the post-colonial era of Singapore’s history.

Tenure for the site is rather unique – at 999,999 years with effect from 1962.

To sublet the entire flat, you need to satisfy the condition of a 3-year or 5-year Minimum Occupation Period (MOP).

You are allowed to sublet your whole flat if you have occupied your:

Non-subsidised flat (flat purchased from the open market without a CPF housing grant) for at least 3 years

if your application for the purchase of the flat was received before 30 Aug 2010;

Non-subsidised flat (flat purchased from the open market without a CPF housing grant) for at least 5 years

if your application for the purchase of the flat was received on or after 30 Aug 2010;

Subsidised flat (flat purchased directly from HDB or from the open market with a CPF housing grant) for at least 5 years

CPF Minimum Sum

The Ministry of Manpower announced in August 2003 that the CPF Minimum Sum (MS)
will be raised gradually to reach $120,000 (in 2003 dollars) in 2013. The increase in MS,
which includes an adjustment for inflation, is to ensure that Singaporeans set aside
sufficient savings for their retirement. In line with this policy, from 1 July 2011, the
prevailing MS will be revised to $131,000, up from $123,000. Members who can set
aside the MS fully in cash can apply to commence their monthly payouts of $1,170
when they reach their draw down age. The new MS will apply to CPF members
who turn 55 from 1 July 2011 to 30 June 2012.
Medisave Minimum Sum and Medisave Contribution Ceiling

From 1 July 2011,
a.    The Medisave Minimum Sum (MMS) will be raised to $36,000 from $34,500.
Members will be able to withdraw their Medisave savings in excess of the MMS at or after age 55.
 
b.    The maximum balance a member may have in his Medisave Account, known as the
Medisave Contribution Ceiling (MCC), is fixed at $5,000 above MMS and this would be increased
correspondingly to $41,000, from $39,500.
 
As announced previously, any Medisave contribution in excess of the prevailing MCC will be transferred
to the member’s Special Account if he is below age 55 or to his Retirement Account
if he is above age 55 and has a MS shortfall.
 
The revisions to MMS and MCC are to ensure that Singaporeans have sufficient savings to meet
their healthcare expenses, and have been adjusted for inflation.

their CPF savings, CPF Board has been conducting free ‘Reaching 55’ talks every month for members.

Shortly after the final results of the General Election were announced this morning, we received an e-mail from opposition candidate Nicole Seah. This is her letter, in full. 

My friends, my fellow Singaporeans,

We may have lost an election but tonight we have rediscovered something so much more valuable – the pride of being Singaporeans. My fellow party members and I began all of this because we felt that we needed to speak up not just for you, but also ourselves.

The competition has been robust; sides were taken and things were said. But now that the contest is over, we must come together as one country and work to build that future we want.

When we choose our leaders, we ask of them not just their industry but also their judgment. We may not always agree with our government, but it is our responsibility to engage them in intelligent debate so that policies made in our name serve the common good.

Tonight our hearts are with Mr Low Thia Kiang and the Workers’ Party. They have made political history in Singapore and they have made us proud. For the next 5 years, we will depend on them to be our voices in Parliament. We are comforted that we will be well represented.

The great joy we feel at the election of the Workers’ Party is matched only by our profound sadness at the exit tonight of two great men from the political scene.

We want to pay tribute to Mr George Yeo, the outgoing Foreign Minister. Not since the tenure of the late Mr S Rajaratnam has anyone defined our foreign policy like Mr Yeo. A soldier, a scholar, a statesman. And to top it all off, a perfect gentleman. We hope that he will consider a run for the Presidency later this year. We believe he will be another peoples’ President and we cannot think of a better person to continue representing us to the world.

We also want to express our gratitude to Mr Chiam See Tiong who together with the late J B Jeyaretnam fought for ordinary Singaporeans at a time when it was much tougher for opposition politicians. Mr Chiam, all Singaporeans owe you a debt of gratitude and we salute you. We will carry on the work you began.

And so my friends, in closing I just want to remind all of you that while the votes have been cast and tallied, the work has just begun.

We know the kind of Singapore we want – we have been talking about it for months now. The time for talk is over; lets get it done.
